June in Review
June can be an unusual month with things traditionally slowing down leading up to the end of financial year, and while the team were kept busy our numbers were down slightly from the same time last year. Feedback we received from agents suggested a lot of properties have been sold off market in the last few weeks, often prior to having any photography captured. Buyers advocates are increasingly negotiating sales for investors without the need for any online advertising. We did finish the financial year with a record number of properties photographed over the whole year and are set for a busy couple of months leading into Spring. Take a look below at some of our latest work along with a deeper look into Virtual Tours, and learn a bit more about our photographer Molly!
Virtual Tours
Our Director Nathan was recently asked to be involved in research undertaken by REA Group into the use of Virtual Tours in the Real Estate industry. Despite Virtual Tours being available in different forms for many years there is still a lack of knowledge around them from vendors and agents alike. We often need to clarify what exactly is needed when a client requests a Virtual Tour as they could be after a Matterport Scan, other Virtual Tour, or might actually want a walk through video. Apart from a peak during COVID lockdowns, Virtual Tours are still largely under-utilised for what is a powerful tool.
Matterport 3D Scan
The company Matterport were the pioneers of Virtual Tours in the real estate industry and developed their own camera equipment and software to give viewers a unique walk through experience of a home or space. With their “doll house” view and high quality cameras, they offer a premium product that is still hard to match. They have since allowed the use of other brands of cameras to connect to their software which has given more flexibility and a more affordable entry point into the Matterport platform. This product is best suited to a home that is well presented throughout as all rooms and areas are captured.
Virtual Tour
We have another virtual tour platform available, using any type of 360deg camera this option allows us to capture 360 images and link them together also connecting them to an uploaded floor plan. This option gives us more flexibility to show only some areas in a house rather than a walk through of the whole residence. We are also able to upload 360deg images taken from a drone to show an aerial perspective of the property. This is a more affordable product and useful if only wanting to show specific areas.
Aerial 360
A 360 image can be used as a standalone product or as part of a Virtual Tour showing the internals of a property and can be a great interactive way to show the surrounding views and landmarks.
