July in Review
July is traditionally one of the quieter months in the real estate calendar, and this year was no exception in terms of listing volume across the market. However, we have continued to see a clear shift in the way properties are being marketed, with many campaigns now including broader media packages than in previous years. Photography and floor plans remain the foundation, but drone, video, virtual tours and other add-ons are becoming increasingly important tools for helping buyers understand and connect with a property.
For NCPro Visuals, July was a strong and productive month across several areas of the business. We have been using the quieter winter period to train two new photographers in preparation for the Spring market, and we look forward to introducing them more formally soon. Both bring great photography experience, creativity and professionalism, and will be a valuable addition to our Central Victoria team.
We also continued capturing a number of completed projects for our regular building clients, including some spectacular new homes and renovations across the region. Alongside our real estate and building work, we were pleased to continue our relationship with Lincoln Place Lifestyle Communities, capturing photography and video at their recent Open Day in Huntly, Victoria.
As we move closer to Spring, July has been a good reminder that strong property marketing is not only about market conditions. It is also about preparation, presentation and using the right mix of media to help each campaign reach the right buyers.
Product Highlight: Virtual Staging
Virtual staging has been part of the NCPro Visuals service offering for many years, helping agents and sellers present empty properties in a more inviting and marketable way. While AI staging tools have become more common, the results are often inconsistent and can sometimes be misleading, especially when furniture, finishes, scale or room features are generated inaccurately. In real estate marketing, the goal should always be to enhance the presentation of a property without changing or misrepresenting the home itself.
Professional virtual staging allows an empty room to feel warmer, more complete and easier for buyers to imagine living in, while still keeping the property honest and realistic. At NCPro Visuals, virtual staging is carefully matched to the style, proportions and character of each property, so the finished images feel natural rather than artificial. It can also be a cost-effective alternative to physically styling an empty home, giving sellers a polished visual result without the expense, logistics or time involved in hiring and installing real furniture.

More Than Great Photos: How Property Media Guides the Buyer Journey
Property marketing has changed significantly over the years, but the purpose of real estate media has remained the same: to help buyers connect with a property, understand it clearly, and decide whether it is the right fit for them.
Today, a strong property campaign is not just about having one good image or one type of media. Each product has a different role to play. Photography, floor plans, drone images, video and virtual tours all support the buyer journey in different ways.
Photography remains the foundation of real estate marketing. It creates the first impression, builds emotional interest, and helps a property stand out online. Before a buyer reads the description or books an inspection, they usually respond to the images first. Quality photography helps present the property in its best light and gives buyers a reason to look further.
Floor plans are just as important, but for a different reason. Where photography creates the emotional response, floor plans help buyers make practical decisions. They show layout, flow, room relationships and how the home may work for a buyer’s lifestyle. For many buyers, a floor plan is one of the key tools they use to decide whether a property is worth inspecting.
Drone photography has also become a standard part of many property campaigns. What was once considered an optional add-on, often used for acreage, views or larger blocks, is now commonly included alongside photography and floor plans. Drone images give buyers valuable context by showing the property’s position, block layout, surrounding area and overall setting in a way ground-level images cannot.
Video and virtual tours continue to grow in popularity, although they are still often used as strategic add-ons rather than essentials for every listing. Video is highly effective for showing movement, atmosphere, lifestyle and the natural flow of a home. It can help buyers understand how a property feels, not just how it looks.
Virtual tours serve a more practical purpose. They give buyers the ability to explore a property in their own time and gain a clearer understanding before attending an inspection. This can help buyers qualify themselves earlier in the process, which may lead to more informed enquiries and better-prepared inspections.
The strongest property campaigns use these products together with purpose. Photography and video help create emotional connection. Floor plans and virtual tours help buyers assess whether the property suits their needs. Drone photography adds perspective, location and context.
It is not always about using every available product on every listing. It is about choosing the right combination of media for the property, the market and the campaign strategy.
Good real estate media does more than make a property look appealing. It helps buyers feel interested, understand the opportunity, and take the next step with confidence.
